Now that the contracts are signed and closing is done we want to be your closing gift.  

 

We prepare the house for the big day by moving some of the "to do's" over "to done".  We focus on three key aspects for home prep.  Safety, Health, Convenience.

 

• Safety:

  • Chemical Test Smoke detector.  This ensures that the alarms are actively working and that the light is not just flashing.

  • Test Smoke detector batteries, and recommend they replace them the end of the first year in the home.

 

• Health:

  • We replace existing furnace filters with ones designed to remove dust, lint, mites, pollen, dander, bacteria, and mold spores.

  • Snake Bathroom drains. We use quick snakes to reach down the first 18-24 inches and pull out the gunk left by the previous owner.

  • We use natural chemicals to clean the drains.  In order to avoid harsh chemicals we user a vinegar/baking soda mix to remove residue from drain pipes

  • As we prepare to clean the drains we will remove and clean the sink aerators. Those little things on the faucet that make the water shoot straight and not splash everywhere.

  • While we are in the bathrooms we will make sure that your clients don't have to dig through the boxes when nature calls.  We will ensure there is toilet paper in each bathroom

 

• ​Convenience:

  • We know what it's like to get all the boxes in the house and find the basement closet light burnt out.  Good luck finding the bulbs packed away.  We will replace up to 4 standard E26 incandescent 60-75W light bulbs.

  • As your new client is unpacking on a hot summer day we want them to be able to open the windows and let in the cool breeze.  We will check and clean the tracks on sliding windows and doors.  We use low pressure steam to remove the buildup and avoid using dangerous chemicals.

  • Once the tracks are cleaned we will lubricate the rollers with a dry lubricant to ensure a long lasting action without dust buildup.

  • Now that the windows are working like new we can turn to the doors.  As we go through the house we inspect, clean, and lubricate door hinges and hardware.  Including keyways on exterior doors.  (We recommend the house is re-keyed shortly after closing,  and yes we can take care of that for an additional fee)

  • As we work on the doors we will tighten and secure door knobs and any loose hinge screws.

  • We will tighten and replace damaged standard white or almond face plate covers on outlets and light switches.

 

In going from room to room we will keep an eye out for things that are a little off and take note of them. Once we are done we will leave a note of what was done, what we found, and a few suggestions for the home owner.  Items such as when to change the air and water filters, batteries, and we can comment on the inspection report if it is provided to us before the visit.
